Dashflow Journey in 3 Steps

1. IMPORTING

Preliminary or final data room tenancy data arrives in your inbox in a variety of formats. These two main approaches involve working with tenancy schedules in PDF Brochures or a broker’s Excel spreadsheet-based rentroll. Dashflow saves time with both approaches:

2. FLEX INTERACTIVE IRRs IN CASH FLOW

Importing a tenancy schedule leads immediately to the CASH FLOW screen. Here is where your Day-1 property details combine with your forward-looking business assumptions for releasing, refurb, void periods, new tenant incentives, etc.

In CASH FLOW screen you can achieve 3-high-level visualisations. With a simple gesture, you can change Pricing (Buy & Sell), Debt (Entry and Exit LTVs) and Hold Period (swipe graph bars to the left or to the right to shorten or extend the investment time horizon).

3. GET ON DEMAND DASHMODEL FOR EXCEL

When you have chosen an IRR scenario in CASH FLOW screen, request Dashflow to build for you a safe, consistent and detailed investment modelling template to prove to fellow analysts, lenders and any Investment Committee that ‘the numbers’ stack up as expected.

Note: each DashModel produced by Dashflow is different depending on the deal in question and your business plan assumptions.

In no time at all, you can safely check the IRR by ensuring that the Office desktop Microsoft IRR matches the Apple device IRR.
